An indication of what a Dutch lender will lend on your income, shown as a range, and both ways if you have the 30% ruling.

A lender may lend you somewhere around

€ 217.700 to € 229.100

On an income of € 60.000, about € 1.230 a month over 30 years at 5%.

What this assumes

  • An annuity mortgage over 30 years at 5%.
  • No other loans, study debt or alimony.
  • Gross salary only — no bonus, no holiday allowance beyond what you entered.
  • You have not reached state pension age.
  • No extra room for the home's energy label or for energy-saving measures.
  • Above the NHG limit the terms and the rate change, which this does not model.
